Nestled side by side on the hills enveloping the southern boundary of Puerto Vallarta, Amapas and Conchas Chinas stand as upscale residential neighborhoods with both upper and lower sections, divided by the Carr. 200 South highway. In this area, traditional Vallarta-style villas and modern condominiums coexist, offering a breathtaking view of Banderas Bay for those perched high on the hills, or easy access to the beach for those in the lower sections.
What sets this area apart is the extraordinary panoramic views it provides. While shopping and dining opportunities are mainly concentrated in downtown Vallarta, a short drive away, the tranquility and sweeping bay views make it a serene retreat.
Getting to Amapas
Several streets along the highway, such as Callejón de la Igualdad and Hortensia, provide access to higher Amapas, while the lower neighborhood can be reached via Amapas St. in Emiliano Zapata.
Neighborhoods & Neighboring Regions
Amapas is situated adjacent to the Romantic Zone (Emiliano Zapata), making it particularly attractive to those already familiar with Emiliano Zapata’s numerous restaurants, galleries, coffee shops, and attractions. As you pass Conchas Chinas on the highway and venture into the South Shore, population density decreases. Nevertheless, you’ll find several spectacular residential developments and condos lining the scenic highway as you continue southward.
Amapas Real Estate Options
Amapas stands out as one of the most sought-after areas for Puerto Vallarta real estate. Many of the real estate listings in Amapas feature condominiums for sale, located in mid-size projects primarily built between 2004-2010. The views from these properties are spectacular, and their proximity to town has made Amapas a favored living destination. However, due to the hilly terrain, having a car is essential.
Some of the best views across Banderas Bay can be enjoyed from the condominiums in Amapas, showcasing mid-to-high-end luxury real estate homes and condos built into the hills south of Vallarta. For many residents, this is the primary reason for living in this exclusive zone just south of downtown Vallarta, nestled into the foothills of the Sierra Madre.
The steep winding roads offer an adventurous drive but lead to spectacular vistas that many Amapas homes and condominiums enjoy. The sandy beaches, rock grottos, and hidden coves of Los Muertos and Banderas Bay are easily visible, and some can be reached directly from Los Muertos beach on foot.
Close to town, just minutes away from everything yet feeling like a world apart, Amapas is a haven for those seeking peace of mind and a refined lifestyle. Properties in this area tend to be on the expensive side, often acquired as second homes or rental properties. Hacienda-style architecture with domed cupolas and integrated palapas prevails, designed on multiple levels to optimize views and make the most of the mountainside lots.
Mostly boutique condominiums with great views of city and bay. Medium to medium-high pricing. Mostly tourism real estate.
Incredible views, mostly condominium living, surrounded by lush jungle. Very close to the city and all the action that goes with it.
Living in Amapas means being able to quickly reach the city and beach, but far enough away from the hustle-and-bustle to enjoy some peace and quiet, and wonderful panoramic views of the city and bay.
Corner stores, shopping or restaurants are not common in the neighborhood, (but the downtown core is quite close by), nor is there golf or a marina near by. Getting up and down the hill is a lot easier with a car.
